He is going by history . Across the board the average return on property has been about 9% over the last fifteen years so you would expect that to continue. People do forget though that the bank has the ability to close your loan . It is not common but it happened about ten years ago that the bank decided that they no longer wanted to finance risky people and told people who they had fionanced to refinance with some one else , pay the loan back asap or sell up. The problem at the moment is that everyone is so leveraged if interest rates did rise rapidly it would be like one massive margin lending account collapsing.
