property doesnt always go up... proof, page-15

I actually own a house in the Latrobe Valley, in Traralgon.
It's was my first investment property and I had it valued last year at roughly 2.5 times its purchase price. Also I heard from someone that Moe is up 40% in about a year. I should check this before posting but he isn't a BS artist like some of the HC posters. I don't buy into really low socio-economic areas like Moe because I think that there can be issues with tenancy and Capital growth and Traralgon only has a a couple of spots I would ever consider.

I wouldn't write off the Latrobe Valley.
