    I smell a real estate manager neglecting their duties and/or a property owner not ensuring the annual pest inpesction are done.

    When was the last time you made sure a pest inspection was performed on your property?

    Although it may be in their best interest to report termites infestations and leaky taps. I beleive these things should be picked up by a regular pest inspection and a management inspection if done properly. I think you should ask you property manager what the frig have you been paying them good money for..

    An as to the suing part, this isn't legal advice, but based on the tenancy act and it depends on where you are..they probably can sue for infury for the failure to..

    responsible for the upkeep of the property, for
    example, plumbing and the maintenance of
    contents already provided such as the refrigerator,
    stove, washing machine or air conditioner."

    and this includes regular prest inspections..i dont think a tenant is expected to perform the duties of a qualified pest inpector..whether it is obvious or not.

    If you have contracted with the property manager to take care of regular pest inspections than you can possibly get some legal advice as the whether they have failed in the duties and seek compensation/reimbursement.

    a good property manager is as good if not better than a good tenant.
