I find that it's a bit of a confidence thing with the tenant . Some people seem to be somewhat intimidated by rental managers and landlords .
If they know you're serious about looking after your property and that you're not a tight arse , it works well .
I do most of my own maintenance . I find that what starts out as a one hour job can turn into all day job when they start remembering all the little things .
As I said before , it saves you a lot in the long run .
