I know units nearby have sold for 650k which were bought for $440 2-3 years before, and whilst I don't expect the same, I believe there's still growth in the market with the right choice
Putting down 50k deposit gives 50k equity, plus if we get 70k capital gains, less cgt, we should still be well ahead of simply paying the initial deposit amount off our existing mortgage
Get no growth in the investment property and the numbers change of course
