Forged, you can add to that list a mass exodus of the population. Fact is that unless that happens the population still needs some where to live.
Over the years we have had times of high unemployment and high interest rates and never did we have massive sell off of properties. Worst we have seen is about a 10% fall and each time it has recovered and gone on to new highs
