there is 3 options
* If they are on a contract like 12 months, you can put in writing before it ends that you want to terminate. then they have to move out after the contract is up.
* If they are on a month by month lease, then you can give them 120 days notice to vacate with no reason given.
* ask them if they will leave, they might say yes..
