ryan, for what it's worth if you think property is a dud investment don't invest in property.
Stock market can be better than property but there is a higher risk, average person is not up to dabbling in the stock market. property has proven to be less risky, more consistant and simpler for the average person.
I advocate owning your PPOR and if not at least having property as part of a spread of investments
