Smithy having traded a lot of property over the years I can assure you that conditioning of sellers is just as common as manipulating buyers. If you know what you are doing and are honest to yourself you know what your place is worth, stick to it.
Watch the first offer, if its low the agent will demand you make a counter offer. All that does is give the agent a new price to aim at or quote to serious buyers. First step in conditioning you.
The commission on squeezing out another 25k for you is negligible, they just want a sale at any price or they dont get paid.
Have to say I agree though with the sentiment, not a lot of room for growth in next 10 years and a great time to sell at the top.
