Thanks guys for the advice. There is land for 230k and I'm hoping to build a double story home for 180k.
Builders in the family so I don't think it's out of the question and some friends in construction willing to pitch in.
Put it on steel stilts and make it 2 story for fairly cheap.
Honestly hoping to build a nice home on the cheap under 400k inc. land, live in it for a year then sell it for over 500k and come out on top.
the land is 1800m2 and has been on the market for a year or two @230k.
do you think they will consider offers around 200? It's a fairly new developmental area 1-2 years old and the bigger lots aren't selling because they're on a slope. Once you make a building pad yourself I don't see how the slope will be an issue. Most lots in the area are 600m2 and sell for over 200k regardless so there's a chance to nab a huge lot for the same price.
