mmmmmmmmmmmmm
interesting number breakdown,
i would be double checking your numbers on the structure and the steel frame stilt house,
those 2 numbers seem way too high,
and a laundry for $10k seems way to high,
and your electrical will cost $5k more than your $20k figure,
mmmmmmmm earthworks numbers, does that include connection to the front road or is it on an eco max or filtrex septic system, it seems rather high to me, what are you getting for your dollar?
have you considered a kit home?
mmmmmmmmmmmmm $245k for the block, offer the guy $230k, hell take it and its yours,
mmmmmmmmmmmmm build the house on your numbers, for $235, nah don't think so champ,
your getting ripped,
go buy your self an established house near you parents, for $400k then gut the thing and pocket whats left over,
you don't have time to build, or reno, get a builder to do the whole lot for you and they take on the problems and the stress, and then pick up the keys 8 months later.
in my opinion of course.
