Property vs Stocks. Why do they have to be mutually exclusive? This thread is a shouting match for the sake of it.
Not every stock is bad nor every property good and of course vice versa.
The things I like about stocks are that I can always buy and sell in a heartbeat, I know to the nearest cent what my investment is worth, transaction costs are minimal, and of course the yields are excellent. A clean investment class which you can manage with internet access.
Thing I don't like about stocks is the volatility inspired by the price manipulators who control the news cycle and inspire fluctuations of +/- 5% on the basis of sentiment. Too much fear and too much greed and way too much sneaky business by the big end of town.
Property has been really good for us in the past when could get value out of negative gearing. But the hassles of dealing with slimy agents and grubby tenants drove us into stocks.
Lately everyone else's property has had great capital gains. No doubting that fact. Except for our beach front block in Mackay which has halved in value and I'm paying exorbitant rates to boot..
