If we assume that none of the other 40-odd tenants are piss heads (look at the directory board and you'll soon suspect this assumption is very weak to say the least) and also assume that all tenants are Xmas party-avoiding non-Christians (very long odds on that one too), then you may have yourself a hypothesis.
