I think the median will look pretty flat for a couple of years. This is where the smart investors will survive and the wallys crash out and never come back to investing. Fair to say that a lot of people have bought investment properties in last few years. Many have bought units because it is easy, sign the offer and promoter does all the rest, many will perish.

Yep sounds pretty right to me, it's always about quality. Even in good markets, the quality soars while the average still goes up, but not as much.
