Not to mention theoretical maximums are shared between all users connected to a particular tower and experience and greatly change as data throughput significantly changes between towers and where you are physically. For example - low frequency bands will penetrate buildings better and go further. (1800Mhz LTE vs 4.5G LTE makes a MASSIVE difference - it's not all about "speed") there's a lot of factors coming into play here.
