    Certainly a worthwhile thought although for MYR I think it isn't realistic to be looking at re-aquiring realestate, wrong point of the cycle by a long shot IMO.
    I hold shares in HVN partially for that reason.
    Regarding leases being liabilities I would suggest thinking about assets and liabilities a little differently.
    For a store that doesn't make a profit of course it's a liability but what about the highly profitable stores?
    Clearly not a liability is it?
    We really need to see some bold action regarding stores that ARE liabilities.
    That's where the value of the leases will start to become apparent, I highly suggest studying the history of HVN and the last 5 odd years of reports, really interesting reading(I'm sooo boring)
