1. Thanks for proving my point that this is speculative since you haven't drilled anything yet to provide a flow rate (even though you drilled Icewine #1 and hit some gas and tight rock with a bit of oil in it). It's not like Icewine #1 hit a layer of oil that was a gusher - we are talking about shale here.
2. You cannot calculate an IRR because you have no idea what is there - how do you plan to calculate what a project is going to provide in revenue without knowing how much oil is flowing out of the wells? Please explain this point.
