    The experience issue .

People don't need to have experience to join the discussion . I welcome those who don't have experience as it is a fantastic opportunity for newbies to learn from some of the old dogs . And even the old dogs might learn a thing or two as new generations come through who are going to use real estate differently . Win win in my view.

You claim to be in the industry . You have said it on more than one occasion and you have used that statement to back up your opinion as have I . And yet , you can't give us the slightest indication of what you do in that industry . From memory given your hc history you seem to have ' matured ' quite quickly in your postings .

I am no property expert however I am a ' property enthusiast ' . So , apart from my constant reading of and monitoring the market , my knowedge really comes from my hands on experience . To support my view I have detailed this in order for my opinion to carry some weight .

Once again you are desperately trying to weave your way out of answering the question . You are trying to make your lack of experience ( building , renting etc ) as my problem .

The more you dodge the experience question ( seeing as you claim you have some ) the more I think that you are a keyboard warrior . You might be surprised that if you were more honest people might be much more accomodating .

As for people being rude , I think you need to look in the mirror . Why , you've even tried a bit of schoolyard name calling in the very post I'm replying to .
