yep i have also a lot of property fund manager connections and all said it is pricey 5.3% yield. The cap rate is 6.4% yield, yet somehow goes down to 5.3% yield, the manager cost,slight premium to NTA and cost of the offering costs us 1.1%.
If they kept it at NTA and lowered the fees slight, it would be at 5.7%.
