Swings and roundabouts, the lesson is to be selective about where you buy your property. Sometimes it isn't easy, the tenant leaves and there's a recession on, but in the long haul any decent property will way outperform gold.
The rent pays off the mortgage and you're in clover, nice.
A piece of gold will never outperform city property, it may over a year or two, but never in the long run.
