    I was taking the $1 as being the worst case scenario, TOTAL year divvy. No doubt it will be much more.

    But even on this worst case scenario, it still has a yield of 5.94%!!! How good is that? And as you stated, the divvy is more likely to be around $1.40, which will lead to an even greater dividend yield. :-)
