I'm sure all of us totally ignorant fools who have lucked into the WA property boom appreciate your well intentioned mesianic, theory/book based warnings, but you sound far too much like someone in a panic from having missed out on something & now desperately wanting the pain to go away. Better to spend your energy on finding the next winner than complaining on what a bad ride the jockey put in on your last bet - the bookies don't pay on the basis of shoulda, coulda, woulda!
