They're a lot smarter than the 90's now Miles. Majority of them are syndicating the landbank purchases. Just sold one of my own to a syndicate with a ten year hold plan before development.
For sure there'll be some pain if things do guts up but don't think it will be as bad as before.
First time I've seen equities and property run in tandem too, historically when equities tank the funds go to property.
Does that mean property has a way to go yet or does it secure a soft landing ?
Personally think WA is breaking away from the national averages and establishing/consolidating its own presence/identity.

Good or bad, remains to be seen but can't see any short term (3-4yrs) problems on the horizon.
