Fees aren't that high.
About 2.5% per annum, depending on the broker. Plus all the dividends go to original owner.
20% deposit.
So.
With 20k deposit, one can sell (short) 100k worth of stock.
And after 2 years of having short position, only be down 5%.
That's if the broker doesn't let you collect interest on 100k, received for short sale.
