Sure smuggler but what use is a capital gain on your home when you need it to live in. My house has appreciated in value enormously but I am no richer for it. Only those who own more than one house which they can sell have gained anything.
The federal government is of course not responsible as they do not control interest rates, they only claim to be able to do so when it suits them and that claim is now coming back to bite them.
