What you say is very true but it won't stop not so experienced coffee shop operators jumping in to replace vacating clothing shops but don't be surprised if Specialty Fashion try the new department store model perhaps. The Myer shop rents tended to be cheaper per sqm for larger areas and then used to attract small operators at much higher rents. If Myer can't make money on cheaper rents then maybe others might like to try take over those leases ? Will Mr Lee want some for Premier Investments?
