    I can imagine all those on the sidelines just hanging to get in cheap.. with a fed rate cut expected, historically the market has gone up 14 out of the last 15 times of at least 7%, so we're in for more BULL action.

    This set's the stage for ARE's next move north.

    I wouldn't want to get in after results from Torrens starts emerge.
