Yep - I am with you on this. This is not sustainable without a massive rent-roll presence - and yes, I know "The Agency" just launched a property management department in a few states, and yes they have bought a few small ones too, but I also know it's a very difficult business to achieve scale with, and maintain service expectations too.

I also have a massive disdain for these $25,000 a month admin or service fee agreements listed companies always seem to enter into.

I am sure there will be some insto support at the 2c line, and that's what it appears to be looking at the screen right now, but plenty lining up on the sell side today too.
