Location is the thing. But you need to exploit that with top product and service or people will walk on by to the next retailer. Have worked in quite a few bakeries over the years (a few were brumbys) and the difference between suburban, shopping villages, suburban shopping centres, and cbd centre is huge. Different product sells in different locations, but as a franchise, you are expected to stock everything every day, even if it doesn't sell day after day.
Also, I don't know about bank lending rules (for a new site), but would guess it would be similar to a construction loan for a house. Greater deposit/equity required. Unless it was a turn key fixed price package from a franchisor. That could be some of the appeal.
