A pincer movement - shopping centre rent and franchisee associated costs.
To be honest, if I was the sorta person who enjoyed the stresses of a small business owner faced with the above costs and managing all sorts of good and bad employees (which I'm not), I'd go the non-franchise route.
But yeah, location is really important. Oh and a good product.
