Having Myer as a key tenant brings out the prestige status of the Scentre, hence its value. That is a mutual benefit for both tenant and landlord. Even the most greedy landlord can understand that.
Scentre must offer a big incentive to attract enough specialty shops to fill the space, that would involve major refitting cost !
Just imaging scentre to replace Myer with bigW or Kmart !
Scentre has no choice but to court and keep Myer. Telling otherwise is just bluffing by them greedy landlords !
