Issuing more shares gives the company some breathing space from having to JV large positions away in their best properties . Existing shareholders are diluted but they survive .
JVs allow the company to keep their finger in the pie of some first class properties . They should try to retain a controlling stake in any partnership .
Selling 100% of some properties is logical if their is lttle growth or development potential .
The company is solvent, and when a resolution is recognised the unlisted trusts will be allowed to trade again .
The company does not need to have zero debt but it has to reduce it to a comfortable level .
