"can you quantify any of these thoughts?"

Circles, I am not privvy to the boardroom, but I reckon a lender will want to see gearing back to around 45% max .

Divs will return once survival is resolved . JP Morgan reckons 18 cents . About half the previous div is what I was thinking also .

Issuing more shares gives the company some breathing space from having to JV large positions away in their best properties . Existing shareholders are diluted but they survive .

JVs allow the company to keep their finger in the pie of some first class properties . They should try to retain a controlling stake in any partnership .

Selling 100% of some properties is logical if their is lttle growth or development potential .

The company is solvent, and when a resolution is recognised the unlisted trusts will be allowed to trade again .

The company does not need to have zero debt but it has to reduce it to a comfortable level .
