    BB,

    I am saying that any govt cannot entirely control market forces. Real Estate will grow in value over time, we are well above the long term growth curve at the moment and there may be a correction - particularly in outer urban areas where there is mortgage stress - this applies to the major capitals, and the banks are keeping the lid on it.

    Reflect on the price of real estate in the 1990's - basically did zip for 8 yrs

    There are and will be buying opportunities.

    There is an old saying "cut your cloth according to your purse", still true today.

    Nothing beats good research, get to know your market where ever that is.

    If needs be and fits your situation consider relocating to a region where there are employment opportunities and housing is more affordable.
