some facts, keating stopped neg gearing for about 2 years, so the investors pulled out of the markets, big decline in the number of houses available to rent, rents went up.......the govt stopped using taxpayers money to provide public housing........remember all the housing commissions homes, they built suburbs of them.......
so instead of your taxpayer money being used to provide housing for the poor, the govt decided the developers and others would be better to do it......and so there is a small tax break for investors to provide the service...
and another point you might like to consider.......wages have been rising on average about 4-5% per annum ......although I did see an article last week that suggested wages and house prices were now matched.........ie are they using average wage about 90,000 pa. which is almost double what it used to be... they usually use a median wage figure..........
all those people earning average 100,000 pa in wa, should be able to afford the higher priced houses...
I was looking for a map that showed wages growth over 50 years compared to rise in house prices, too much rubbish so gave up........
and one last point....went to a house auction around the corner about 3 years ago,,,, advertised range was low 400,000 it needed a lot of work, on a busy road etc......about 30 people there, about 10 were bidding, looked like it was going to be knocked down at 480,000...........then this really old woman offered 600,000...........absolutley amazing.......
