Sorry Commodore - under most banking contracts - unless they have breached covenants, the interest rate margin (ie bank's profit) will be locked in for usually up to 3 years. Sure if the interest rate continues to rise it will have an effect - but it woudl have to rise significantly to affect things in a major way.
