Then plug in the risk taken by loading up on debt when 'maaaarket' prices dive, like the late '80's, the 'recession we had to have', the "Savings and Loan' crisis, the 'Tech Bubble', and then the GFC. Then, as recoveries emerge, pay that debt down in a big hurry, and get set for the next 'price adjustment'.

Bottom line - you always get to choose if you want to consume beyond your means, or not, and invest the extra financial capacity.
