Moranbah is set to double in size from 10500 to 20000 in the next 4 to 5 years and there is already an acute shortage of rentals in town.
Currently only 8 properties available for rent in a town that if you were to drop into during the week without booking you will be sleeping in your car.
The situation is only going to get worse as more coal mines open or expand and the chronic lack of new housing starts to bite harder.
After the recent amalgamation of councils Moranbah is set to become the a major regional centre and new and much larger council offices will need to be built soon.
To top it of Incitec Pivot looks like they will restart the the former Dyno Noble fertilizer plant.
This was a 500 to 800 million dollar plant creating hundreds of short and long term jobs in Moranbah.
The next 5 years should see significant capitol growth as well as rents.
To much negative gearing stress in the cities.
