I missed this thread previously.
Surprised noone has mentioned commercial RE. I have a commercial property and am about to purchase another very close to the light rail terminal with some of the money from the recent sale of my company. Yield on this new property is around 7.5%.
Previously purchased commercial property is X approx 2.5 in value over last 20 years ( clearly less than residential) but yield is now approx 15% on original purchase price.
The downside is that it will probably take longer to find a tennant in commercial RE than residential RE but with careful tennant selection this can be optimised.
My goal is to preserve capital for offspring while living off income (in superfund)
Finally, Canberra is unrecognisable from what it was when we came here 25 years ago. The numerous cranes on the skyline tell of the rapid growth here. It's all about life style.
