Perth is only one of their small centres nationally (~10 sites across country), yes they don't own all their sites but majority of them. The bigger flagship sites in NSW and VIC are freehold and have higher margin (~10-20% more) than NXT sites
That's not to say NXT model is not attractive, it's relatively capital lite and more nimble given the large sum to acquire new land and holding cost. It has its advantages
What I was trying to say is the Metronode transaction multiple should not be quoted bluntly
