    I live in a resort unit most of the time just down the road at Trinity Beach and when I look around I see and hear that things are a bit slack due to the high AUD$: More Aussies going OS and fewer international tourists. Your return will depend on good marketing by the resident management and if that is changing then there is a question as to future returns.
    The stingers are getting more of a reputation too and that may be affecting beach stays - I don't see that many people swimming at the beach compared to when I lived here as a kid.
    And we just had another croc grab a dog at Clifton Beach next door to Palm Cove - maybe that will be good for tourism though? Crocs are becoming more common as they grow bigger and get pushed out further but they mainly live in estuaries and are currently not a great concern of locals.
    A lot of the units in my complex are let on a permanent basis and there is good demand for that. I can easily get $230 a week for my single bed resort unit which is similar to the one you speak of except it is closer to Cairns and further from the beach and I would expect similar.
    Appreciation may a problem because there are a lot of units under construction in the northern beaches. I don't know how Headley will end up because he is in a fair bit of trouble at the moment. I would wait and see how things pan out because there may be some cheap units for sale. Units are not going to get cheaper to build though.
