    My posts are based on long experience, mate I have been through all this before.

    Did you ever watch "Groundhog's Day" with Bill Murray? That's where I am now.

    It is with great pleasure that I read your posts because it all fits in with my plans. I WANT you to scare the children, I WANT prices to drop back, I WANT panic selling and empty streets at auctions.

    If all that happens and I can pick up bargains then when the surge comes (early 2009) I will be making a FREAKING FORTUNE. That surge will go right through to 2012.

    If I can get the purchase prices down 10 or 15% (who knows maybe more) at the same time that rents are skyrocketing I could have the properties self-funding within a couple of years instead of the usual 6 or 7 years.

    This is why I exude love for you and your mates in my posts, you are helping me achieve my goals. Opportunities like this turn up once a decade at best.
