Although the HX is ground breaking and blah blah blah, i dont see it as viable as what i once did.. for the following reasons.
Days per year = 365
Raining weather in Melbourne = 156 days
Total days = 365 - 156 = 209 days.
Now, we know that there are 104 days (weekends) per year. This means that 30% of the year are non trade days.
If we apply that 30% to the total of 209 days this gives us a total of 146.3 CONSTRUCTION DAYS.
So, if the HX is building 1 x 3 Bedroom home in 10 years (per day) this equates to:
1 home x 146.3 Construction days = 146 homes per year.
My current thinking is:
It takes 3-4 Brickies to build a house nowadays and can brick a house in 5 days. Estimate them to all be on $40 per hour
4 brickies x $40 per hour x 10 hour days x 5 days = $8000 per week.
The HX still requires an operator. Estimate them to be on $40 per hour also.
Per day/house built = 40 x 10 = $400 ($2000 per week)
That as a percentage means that the HX reduces construction costs by 95%.
Lastly, each HX is estimated at 2 million so to pay this back, we will need to build:
$8000 - $2000 = $6000
2,000,000/6,000 = 333 weeks (6.4 years) not including maintenance downtime or costs.
Maybe i am looking at this wrong, but its not as great as i once thought.
