I know what the fees are as my partner works in one of the villages. I will just say that over the medium-long term (without being too morbid) of property turnover is where the money is made!!!
Also note that for the next couple of years the dividend is tax deferred. Tax free income :) Yield of 8c on current SP 13.7%.
Have held as part of staff purchase so a bit behind the 8-ball at the moment.
