I agree, that fundamentally, ARF is highly priced and am thinking the market has started to factor in the reality of long-term low interest rate environment plus a Labor win into the Childcare sector over the last few weeks. ARF and CQE have seen significant price appreciation.
I sold out of my personal position last week, but retain in my SMSF. If the price goes on a longer run in the next month I will have to give serious consideration to the sustainability of high price.
