bnbg rate of return of 84 per cent per annum

I have worked out BNBG offers rate of return of 84% per annum to Nov 2010. Prospectus allows exit at this point. See Clause 4 appendix B. If you buy at 62 today, receive 5 cash flows to Nov 2010, get 102.5 back in Nov 2010 (in shares or cash), PV the flows, the equivalent return is 84% per annum tha you would require if you invested the 62 in a bank deposit.
