and then state this
"We are now operating in more normal conditions although subdued and thank goodness for that."
and what is the NORMAL condition after a boom, especially when as you have now admitted the market is subdued??????
A hint take a look at what Perth property did in the way of prices for the bulk of the 90's. A period of the market being subdued and returning to normal conditions AFTER A BOOM.
