    am I clear on this.......you want property for the kids, but the kids will not need to relocate and live there ???
    if they did that would be pretty important where you look

    friend/asociate bought in Cremorne ?? 8 years ago...then the market fell over, but the value has now doubled......she has props in melb and sydney, works sydney part time, so its her home there.......but Melb is where she really lives....she does not like sydney at all, but thats where most of the money in her business is made..
    she is a property guru........and buy and hold mentality....has a prop in sth yarra, little baby could not afford toorak, cost 150,000 10 years ago, just a 1 bdr, now worth about 350-400......all the little bits add up.
    you could buy a nice 1 bdr in toorak for about 350-400, and a 2 bdr for about 450-500........get 2 for the price of the west
    melb is overtaking sydney as the destination of choice,
    we are more conservative here......bit more english than the rest.....
    you could probably get a small shop for 800-1 mill, bigger returns and share it around for the kids,,,,,,,,,,set up a unit trust, each shares in the units allocated etc.......the trust can basically live forever........no probs with fighting over inheritance or breaking things up if you kick the bucket
    the resources boom has another 20 years to run......if you are in the market to buy just do it.............you know it will go up again..........
    superfunds cannot buy resi props, but they can buy commercial, and you have a trust on the side that hold the bank loans......something you may be interested in
