    independent prop valuer I know asks the agents for sold prices and rental yields.......ie actual sold prices, he also refers to other govt agencies to confirm all........like he does not go out and ask an agent what is the mv.......although maybe some shonks do that....he also confirms the rental with lease agreements
    then he goes into a lot of detail about whether each of the min 6 props used as a guide are inferior etc to the prop in question..........

    the price guide I am referring to uses the median average......thats not to say a house sold for less than the median or a drop in value.....but overall taking all props into consideration in that suburb......the prices rose.........
    if you like give me some of the suburbs you mention...by code and I will see what it comes up with
