    Yeah your average property investor buys at the top of the market - waits his time - pays top dollar - maybe 30 - 40K entry and exit costs. Spends 50k on reno puts on market because he has held it more than a week and not made a profit, then sells at a loss because no one else is selling at a profit , then he sells it at a loss to move it just in case he is stuck with it because interest rates are up. Risk you take if you are a longterm 1 month property investor. You may now go to Economics 2 with distinctions.
