In the past, range pricing didn't exist in the RE sector. A stupid concept IMO. Nevertheless, I take little notice of the asking price (singular) or ranges, and I virtually ignore the sales person, other than to facilitate the physical inspection. If I'm interested in buying a particular property for myself or a client, I do significant due diligence on the property along with all available research on the vendor as to the reasons for selling. Armed with that information, I begin with my lowest offer, and if necessary, continue to negotiate until my maximum offer is reached. The result of that being: its worth what you think its worth - not what the vendor/agent thinks its worth.
